This year Ballard is the hot spot for all things on the NW Green Home Tour.
Rain Gardens, Solar Panels, Remodels, you name it can be found in Ballard or close by. One can easily fill their day by what they find on this tour.
Be careful, one intrepid attendee last year, caught the “Green Home” bug. She connected with the people she met on that fateful day and her new “green” house can be found this year on the tour near Greenlake. Regardless of the weather people love the opportunity to learn more about green building and and sustainable lifestyles.
 Look for this at a grocery store or coffee shop near you
If you would like to know more about Green Building, I have years of additional training the in myriad of what “green” means. Some call it “smart”,” thoughtful”, healthy”, “efficient” or just plain sensible construction. Regardless, these construction techniques will protect your most important investment for your triple bottom line.

First of all, can I say that yesterday's weather was NOT AS ADVERTISED. It wasn't raining. That was nice, but it was about ten degrees colder than predicted. I digress. Oil tanks. You don't run into oil tanks as often as you used to in this business. So much so that some Seattle real estate agents might not mention them at all, but underground oil tank storage tanks are still very much a factor. Ballard may still have quite a few old forgotten underground oil tanks around, so when a suspicious unidentifiable pipe was just sitting there popped out of the ground during inspection, it was worth a “deeper” look.
Most of these tanks are not dug out of the ground, but rather properly “abandoned” which includes emptying, cleaning, filling, and capping. It also included paperwork filed so that future owners can rest easy that this task has been completed. Unfortunately in the early days of gas service conversions, many of these tanks were just disconnected and stubs were buried and forgotten. The ones that were abandoned at that time didn't always get paperwork so there was a mystery associated with the history of what occurred. This created uncertainty in buyers.

Enter FILCO – they do all kinds of oil tank work. Adam from FILCO showed up at 10AM and inspected the interior and exterior of the home for signs and traces that an oil tank had existed prior to the current gas service. This is because if there was oil heat at one time, we needed to make sure that the tank had been properly abandoned. If it had just been left sitting there a number of future potential nightmare scenarios could unfold at any time including but not limited to a soil leakage. Adam had some interesting tools which included a very cool looking metal detector which he scanned the entire property with. No oil tank was going to hide from him!

These Ballard townhomes range in price from $335,000 to $449,000 with a median price of $376,250 and average days on market of 28 days (most have been on for less than a week). The average square footage is 1575 and the average dollar per square foot is $247.85.
Ballard Townhouse Pendings: Further testament to the ripeness of this market is the fact that 12 Ballard townhomes are pending with an average days on market of 18 days (again, most were on for about a week!!!) . The price range on these ranges from $268,000 to $569,950 with a median of $378,725 (not far off from the median of the ones above). Average dollar per square foot on these that are in escrow is $241.26. In addition to pendings, there are 3 that are pending inspection and 1 that is a pending short sale Ballard townhouse.
In the last 180 days, 44 Ballard townhomes for sale have closed in escrow according to the numbers on the MLS. These range in price from $200,000 to $535,000 with a median price of $368,500.
So I will say this again: There are only SIX Ballard townhomes for sale. If you want one, call me so I can get you in to see them. If you are thinking about selling, please give me a call and I can help you assess your options. Even if you think the value is not there, it might be. Multiple offers are happening and if you have a special property, you might be able to get a buyer premium for it.

The invisible elves have been working hard all year once again pull this ambitious event off . It’s already been 12 months since the last one and countless volunteers have been busy, throwing, hand building, firing, glazing and turning so people can join together in a day of merriment to help those less fortunate. Those of us who have attended this great day in the past, know this is not an unselfish act to attend Empty Bowls. We pay our 15 bucks and in return get more entertainment than the average movie. We get a great unique bowl, some delicious soup provided by Ballard Market, bread and a great time. We meet our neighbors, listen to music and watch great entertainment and know that most of our donation will go to a local cause, The Ballard Food Bank.
 This year's bowls won't disappoint
So this Sunday, make some time to for your local community to support this heartfelt event. You won’t be sorry. You’ll leave with a warm heart and a warm belly and most likely a new friend.
