There are currently only 6 Townhomes in Ballard on the market. Yes. The land of townhomes for sale in hip Ballard and there are only SIX available.
These Ballard townhomes range in price from $335,000 to $449,000 with a median price of $376,250 and average days on market of 28 days (most have been on for less than a week). The average square footage is 1575 and the average dollar per square foot is $247.85.
Ballard Townhouse Pendings: Further testament to the ripeness of this market is the fact that 12 Ballard townhomes are pending with an average days on market of 18 days (again, most were on for about a week!!!) . The price range on these ranges from $268,000 to $569,950 with a median of $378,725 (not far off from the median of the ones above). Average dollar per square foot on these that are in escrow is $241.26. In addition to pendings, there are 3 that are pending inspection and 1 that is a pending short sale Ballard townhouse.
In the last 180 days, 44 Ballard townhomes for sale have closed in escrow according to the numbers on the MLS. These range in price from $200,000 to $535,000 with a median price of $368,500.
So I will say this again: There are only SIX Ballard townhomes for sale. If you want one, call me so I can get you in to see them. If you are thinking about selling, please give me a call and I can help you assess your options. Even if you think the value is not there, it might be. The invisible elves have been working hard all year once again pull this ambitious event off . It’s already been 12 months since the last one and countless volunteers have been busy, throwing, hand building, firing, glazing and turning so people can join together in a day of merriment to help those less fortunate. Those of us who have attended this great day in the past, know this is not an unselfish act to attend Empty Bowls. We pay our 15 bucks and in return get more entertainment than the average movie. We get a great unique bowl, some delicious soup provided by Ballard Market, bread and a great time. We meet our neighbors, listen to music and watch great entertainment and know that most of our donation will go to a local cause, The Ballard Food Bank.

On a bench in the best park in the world is the inscription “its good to be seen”
Sometimes that is all you need and to be seen here is one of life’s true little pleasures.
Reportedly, designed by the same park architect who designed New Youk’s Central Park, Ballard’s Salmon Bay Park is one block of rolling hillocks and full of trees smack dab in the exact center of Seattle’s Ballard neighborhood an otherwise treeless flat area in Northwest Seattle. Being from the Midwest, I was drawn to this little Ballard park from the beginning.
Salmon Bay Park on a windy sunny day is absolute heaven. The breeze through the overreaching ancient evergreen trees against and emerald blue sky and the sounds of children at play and all kinds of other urban park activity keep this little park constantly active and vibrant. My dog and I have spent many a day here seeing and being seen while Ballard grows around us.
Our home is in between Salmon Bay park and Loyal Heights playground to the North and in between two excellent elementary school districts Whittier Elementary and Loyal Heights.
Salmon Bay was originally named by pioneers William Bell and the Denny brothers. At that time, the bay area was inhabited by the Shilshole Indians. Salmon Bay Park itself was named after a former tidal flat, which is now part of the Washington Ship Canal. The Park was deeded to the City in 1890, and annexed to the rest of the city along with Ballard in 1907.
